Katry Corporation is a buyer's agency for foreigners.
If you give us exclusive right to act as an agency for the purchase of a property in Japan and entrust us with managing the property, our agent fee is negotiable.
Management services
We accept a contract for manageing a property for condominium owners.
We advertise the property through real estate agencies' network widely to raise tenants. The agency who finds a tenant can get the legal agent fee paid by the tenant on signing rent contract.
Owner usually gets deposit of two-four months' rent and key money of one - two months' rent as an initial payment. We receive abvertisement charges from the owner on signing rent contract, which is one month's rent. This is the faster way to find a tenant.

Including all management services except advertisement and income tax return, our charge is 10% of monthly rent and public maintenance fee.
1. Advertisement
We select a suitable tenant who has a Japanese guarantor and can afford to pay rent and insurance. Sometimes we use a guarantor supply company instead of a Japanese guarantor. We make a rent contract as owner's agency.
We collect monthly rent and public maintenance fee, and transfer them to owner's bank account.
Our charge is 5% of them.
We insure the property for an owner and take proceedings of tenants' insurance.
We order subcontractors to do house cleaning and repair the property for an owner. We are not in charge of repairing because we are not a constractor.
We check public utilities (gas, water, electricity) on moving-in and moving-out and during repairing. We pay property taxes four times a year for an owner.
If the owner is non-resident, we keep accounts and submit income tax return for the owner. The charge depends on the volume of transactions. The standard charge for one apartment is US$500 per year.
