2. You are required to find a guarantor (called Rentai-hosyounin in Japanese) who signs the contract. This must be someone who the owner can ask to pay the rent on behalf of you if you are unable.
1. The following fees and deposit are required to pay to owner when you sign a contract.
Reikin: Present money of 1-2 months rent.
Shikikin: A deposit for unpaid rent, and/or damages, repairs and cleaning fees necessary upon vacancy. The money left over will be refunded with no interest. Standard is 2 months rent.
Maeyachin: You are required to pay rent in advance. If the first month is under a month, you are charged a daily rate.
